A neighbours’ dispute over whether a garage should have been turned into a granny annexe is to be settled by Bracknell Forest councillors.

Residents of a house on Mayfield Place in Winkfield have applied for planning permission for the conversion, which has already been carried out.

But neighbours have objected, complaining at the loss of parking spaces and the effect on the greenbelt – and warning that it could become an ‘Airbnb’ style holiday let.

One neighbour said: “I fear that what is described as a granny annex will morph into an Airbnb. This would adversely affect the beneficial use of my own property and also the value.”

Others said that new bedrooms broke conditions that were part of the original planning agreement for the home’s construction in 2015. And Winkfield Parish Council said it was inappropriate development in the greenbelt.

But architect firm SKD Design says the garage had already been turned into a games room when the current family moved in. And it says there is room for up to three cars on the driveway.

Bracknell Forest Council planning officers are recommending that councillors grant planning permission. They say the conversion has no additional impact on the greenbelt, noting that the outside of the home hasn’t changed.

And they say they will add conditions to any planning agreement barring the granny annexe from being used as a holiday let.

The council’s planning committee is set to make a decision on Thursday, February 22.
