It’s been as busy as always this week for new development applications and planning approvals across Bracknell and Wokingham.  

In Bracknell, plans were approved to install 25 galvanised steel streetlights in Binfield, whilst an application has been approved for a dwelling and roof extension at a residential property, also in Binfield. 

Meanwhile in Wokingham, an application for a Screening Opinion of an Environmental Impact Assessment has been approved ahead of the proposed erection of 140 residential dwellings at Reading FC’s former training ground. A plan to build one new dwelling following demolition of the existing dwelling and outbuildings at Barn Farm has also been submitted.

New street lighting approved on Tilehurst Road (21/00092/COND) 

Bracknell News:

A total of 25 five metre high galvanised steel street light columns and 1.5 metre high low-level lighting bollards will be installed at a site on Tilehurst Road in Binfield. 

The lighting submission was a conditional application relating to the approved development of 53 new houses being developed in the area. 

The columns will be grey LED lanterns fitted with rear guards to limit light spill. The 1.5 metre high dark grey galvanised steel bollards will be triggered by light sensors and will also incorporate shields to reduce light spill for compliance with the biodiversity provision.

Dwelling and roof extension at a residential address in Binfield (21/00367/FUL) 

Bracknell News:

An application has been approved for a front extension, as well as alterations and an extension to the roof at a residential address in Binfield. 

The plan will see a part first floor, part two storey and part single storey front extensions to the property at 1 Beehive Lane. 

The plans will see a new en suite bedroom, cloak room and office on the ground floor, as well as a a new master bedroom and office on the first floor.

Environmental Impact Assessment for a proposed 140 home development in Finchampstead (220772) 

Bracknell News:

An application for a Screening Opinion of an Environmental Impact Assessment has been submitted ahead of the proposed erection of 140 residential dwellings in Finchampstead. 

The assessment was requested on behalf of Vistry Partnerships Thames Valley, who are the applicants of the proposal. 

The report found the proposed development would not result in significant environmental impacts, paving the way for the development of up to 140 residential units and all associated parking, soft and hard landscaping at Hogwood Park on Park Lane – the former Reading FC training ground.

Erection of one dwelling and demolition of existing dwelling and outbuildings at Barn Farm (221221) 

Bracknell News:

An application has been submitted which proposes the erection of one new dwelling following the demolition of the existing dwelling and outbuildings at Barn Farm on Wokingham Road, in Hurst. 

The site currently comprises of a detached two storey dwelling together with three outbuildings, which are spread across the site. 

The existing floorspace across the site amounts to 187sqm, with the replacement dwelling proposed to have a floorspace of 319.6sqm with a contemporary ‘barn’ appearance and a dual pitched roof. 

The site is accessed via an existing lane which leads from the western side of Wokingham Road. The site is located on the western side of the lane and comprises a two-storey detached dwelling, together with several single storey outbuildings.  

Barn Farm Nurseries and its associated buildings are located on the eastern side of the lane, opposite the application site.
